Upgrade and refurbish a 20,000 sqm 100% retail building to create a mixed-use environment, while maintaining the shopping center's leading position in its catchment area.

  • 10,000 sqm animated by leisure activities:
  • Third place of 6000sqm (Le Blogg#2.0) combining catering and leisure

Be part of an ambitious environmental approach

  • Soil dewatering and renaturation: 80% increase in open ground areas, with the planting of local plant species to create islands of coolness and combat heat islands.
  • Resource management: Creation of landscaped valleys and a 20,000 liter retention tank to optimize rainwater management, allowing collection and redistribution on site.
  • Production of renewable energy: Installation of 6,600sqm of photovoltaic panels, producing 1,246 MWh/year, or energy equivalent to the annual consumption of 423 homes. 2,400m² will be installed on parking spaces and nearly 4,200m² on the roof.
  • Low carbon materials: Use of concrete and steel with low environmental impact, combined with wooden frame facades.
  • Reuse: dismantling of lighting fixtures, insulating slabs, IPN from the old store to be reused

The BIOS mixed-use project is part of an urban regeneration approach, reconciling environmental ambitions, economic development and the creation of new visitor experiences. Designed to replace a commercial wasteland created by the departure of a Leroy Merlin store, the new site is due to open in spring 2026, revitalizing one of Greater Lyon's main commercial hubs, which already attracts almost 15 million visitors a year.

A mixed-use program in 2 phases

  • Phase 1 - until 2026: A structure with around 17,267 m² of floor space, a showcase for the arrival or transfer and modernization of flagship brands such as Boulanger, Kiabi and Chaussea, as well as new areas dedicated to leisure, sports and catering.
  • Phase 2 - in the long term and subject to the modification of urban planning documents: An extension of around 5,000 m² of floor space, incorporating reversible areas designed to accommodate a hotel or tertiary sector offering, adapting to the needs of the area.

A positive impact on society and the environment 
Local companies have been chosen to build and operate this new project, which is expected to generate between 200 and 240 direct and induced jobs, and to attract nearly 2 million additional visitors per year, consolidating the site's status as one of the Lyon metropolitan area's key economic lungs.
The “BIOS” program is also distinguished by its resolutely contemporary architecture, with open, luminous spaces harmoniously integrated with green spaces. As part of an ambitious environmental approach, the project is strongly committed to reducing its ecological footprint while promoting biodiversity. It is aiming for “BREEAM Very Good” certification.

Acting in alliance around reuse practices
Several collaborations have already led to the recycling and reuse of part of the demolition site for the former Leroy Merlin store. Locks, insulation slabs and lighting fixtures were donated for re-use, and the SNCF reused metal IPNs as part of an office extension project in the Mâcon region.
