The largest urban regeneration project in Romania
Cartier Coresi

The challenge
Rehabilitate a former industrial platform into a lively and vibrant neighborhood in the heart of the city and throughout an entire region.
Our response
Becoming a key player in the economic and territorial development of Brasov by transforming 120 ha, or nearly 10% of the city's active surface area.
- Creation of a mixed neighborhood with new services and a leisure offer emphasizing sport over 20,000 sqm.
- Development of a residential area of more than 2,500 housing units.
- Establishment of a partnership with the Qosmo hotel to develop tourist activity on the site.
- Creation of an office building area, Coresi Business Campus and co-working space The Business Factory over a total of 62,000 sqm.
- Collaboration in alliance with the city of Brasov to develop new infrastructure and 2.5 km of additional roads.
Acting in alliance
The Coresi neighborhood brings together three entities developed by Ceetrus around commerce with Coresi Shopping Resort, and residential area with Coresi Avantgarden in alliance with Kasper Development.
This bold and visionary project combines the rehabilitation of historic industrial buildings with the creation of new architectural landmarks. Cartier Coresi has transformed this former industrial platform, bringing new life to the city and the entire region, becoming the largest urban regeneration project in Romania.
Preserving history and preparing for the future
Every day, around 9,000 people, including workers and residents, evolve in an integrated ecosystem in the heart of the Coresi neighborhood. This development is in perfect harmony with the city and the region.
Cartier Coresi has managed to preserve the heritage of this emblematic industrial site, which first housed an aircraft factory in 1925, before converting into a tractor production center in 1946, thus giving its name to the former industrial wasteland "Tractorul". The architectural heritage of this former industrial platform, as well as the symbols of the city's history, culture, traditions and social life, contribute to creating a strong sense of belonging to the neighborhood.
Inspired by the past, Cartier Coresi is also preparing for the future with the ambition of continuing to enrich the diversity of uses and living experiences in the neighborhood over the years.
This neighborhood already integrates a wide diversity of functions including 60,000sqm GLA of shops, 60,000sqm GLA of offices, 2,550 apartments, a 4-star hotel with 133 rooms, 1,300sqm of coworking space dedicated to entrepreneurs and businesses in the region and 1,600sqm of spaces dedicated to local communities.
Cooperating with the municipality
In collaboration with the municipality and other private owners, the necessary plots were provided to widen the road to 6 lanes, thereby improving traffic flow. Four new lanes, representing nearly 2.5 km, have already been built as well as bus stations which provide regular public transport. A pedestrian walkway, Aviators Alley, has also been created. It crosses the neighborhood from one point to the other and represents the living backbone of the neighborhood.
