A sustainable and inclusive living space: between innovation, renaturation and social diversity

L'Allée Counord

Bordeaux — France

Transform a monofunctional commercial site in the heart of downtown Bordeaux into a demonstrative neighborhood for sustainable, dynamic urban regeneration.

Completely transform the site over 15,000sqm

  • Transformation of the supermarket into a commercial walkway.
  • Creation of housing, offices and local shops.
  • Service development.

Making it a new centrality

A project which is structured around a pedestrian street and an esplanade accessible to the public.

Reducing carbon footprint as much as possible

  • 30% renatured, the proportion of vegetation will be tripled.
  • Decarbonization of buildings.
  • Soft mobility.
  • The project aims to obtain BREEAM Very Good certification and one of the first “frugal building” label in Bordeaux, thanks to the integration of bio-sourced materials to contribute to the decarbonization of real estate construction.

Onboarding local stakeholders

A project co-constructed with the city and the residents: the name of the project was voted by the local inhabitants and customers of the Auchan store.

A mixed program which positively redensifies the site, bringing it back into dialogue with the surrounding urban fabric. A project which reconnects with the active city by creating a “town” type centrality. A resilient project that offers new ways of consuming. A site creating social links, supporting socialization.
A programmatic and social mix with and for the living

This monofunctional site is being regenerated into a true mixed living space, where people live, work, do their shopping, and enjoy the planted streets and the esplanade on the roof of the store. A lively and active place to meet and promote the conditions to live well all together. A multi-modal neighborhood for getting around while reducing your carbon footprint. One of the first Frugal Building certification in Bordeaux to decarbonize real estate construction (biosourced materials). A renaturation of the site with a threefold increase in the plant cover.

A project co-constructed with all stakeholders

The success of this ambitious project, which corresponds to the wishes of the metropolitan area, is the result of collaborative works with all stakeholders and first and foremost with the residents, included at the heart of the project in the prefiguration phase (workshops - consultation - events - communication) as well as the city of Bordeaux and more particularly the Bordeaux Maritime neighborhood town hall.
