La Maillerie is an innovative urban project that experiments with new methods of deconstruction and initiates new modes of interaction between residents and local players. It's the conviction that a neighborhood can provide answers to today's economic, social and environmental challenges.

Place of innovation and experimentation

This neighborhood turned towards its future inhabitants keeps in mind the past of the places which hosted one of the jewels of the northern textile industry, the 3 Suisses, first spinning mill then giant of distance selling. The neighborhood is designed as a place of life, creator of social bonds, which combines cultural, social and solidarity initiatives with commitments in favor of biodiversity and soft mobility.

La Maillerie is also a place of innovation and experimentation both in the field of commerce and in that of services to residents. Physical and digital spaces are being developed with a dual objective: to encourage meetings and exchanges between residents while making their daily lives easier. The project even integrated an innovative and shared governance process through the creation of "la Maillerie Service" with a "SCIC" a legal entity that allows residents to actively participate in the neighborhood life.

An innovative project around reuse construction

Condemned to demolition as obsolete, the existing buildings represented no less than 30,000 tonnes of concrete to be demolished, 10,000 sqm of oak parquet flooring, 4,500 light fittings and several kilometers of shelving. After extensive identification and careful dismantling, the materials were recovered by associations or industrialists, who gave them a second life within a secure legal framework. The concrete was recycled to produce tiles, road aggregate and new concrete. This “intelligent” deconstruction approach is unprecedented in terms of its scale and the volume of materials recycled. One building, Le Compact, has been preserved and transformed to become the active heart of the neighborhood, offering a hybrid program of shops, offices, parking and shared rooftops to serve the neighborhood and its users.

An urban location and a mix of uses conducive to the development of neighborhood life

More than 903 housing units, offices, a hotel, a school, shops and restaurants have been built. Located in the heart of the Lille metropolitan area and just a few minutes' walk from Croix town center, they benefit from a prime location and excellent public transport and motorway links.
